What is a MEES Survey
We’ve been carrying out bespoke home insulation surveys for many years, so we know exactly what we’re looking for. The Minimum Energy Efficient Standards is important for a number reasons.

Government Grant Schemes

The Energy Company Obligation (ECO) Scheme is a government plan funded by some of the UK’s largest utility companies. If the property is old and not well insulated, you may not have to pay anything. How Do You Qualify for a Grant?

Benefits of owning a property that meets the MEES
As of 1st April 2018, private residential and commercial landlords cannot renew or grant a new tenancy arrangement for more than six months if the property has an EPC rating of ‘F’ or lower.
For new lets and renewals of tenancies from 1st April 2020, it will be unlawful to lease out a property that breaches the requirement for a minimum EPC ‘E’ rating, unless there is an applicable exemption.
Minimum Energy Efficient Standards (MEES)
From April 2023 – new MEES regulations will be applicable to all lettings, including existing leases.

What are the consequences for failing to meet the MEES?
- Landlords in breach of the MEES for less than three months will be liable for 10% of their property’s rateable value, up to a maximum of £10,000.
- Landlords in breach of the MEES for more than three months will be liable for 20% of their property’s rateable value, up to a maximum of £150,000.
